- Valleys or low points in the roof.
On a residential home, this is typically the valley where two or more peaks meet. On a commercial roof, this might be a section of the roof that sits lower than the others. Either way, this area of a roof is a prime location for water to sit and settle in. If your roof doesn’t drain properly, or if debris gets stuck in these areas, Sam Boak says it can cause more stress on the roofing materials, whether it’s a shingle roof or a flat roof. Typically this area will be secured with flashing, which is basically a metal seal that helps guard these vulnerable points. If your flashing is at all damaged, you could see some serious issues with the area underneath as a result.
- Areas with cracked, missing or otherwise damaged materials.
This one might sound obvious, but sometimes it can be hard to tell when your shingles or roofing materials are cracked and damaged, especially if you can’t see them. It’s pretty common for Sam Boak and our roofing repair experts to get a call about a roof leak and when they inspect the roof, the reported issue is stemming from an area with missing or damaged roofing materials.
